Wheelchair Ramp Liability for having Renters Build Wheelchair Ramp?
We're renting a house that has no wheelchair accessibility. Their last house they said didn't have ramps either and that their son built them. My G/F and I, as landlords, are wondering the legality of allowing the family to build this ramp and how we can put it somewhere in the lease that avoids us from being liable 100%.
Rita, thanks. Most of my question was in regards to them building it themselves.
By law, you must allow handicap modifications if you rent the property to someone in a wheelchair. As part of your lease, you should (for all renters) require renters insurance to cover their belongings together with any potential liability that may arise because of their tenancy. You should also require that the ramp be built to code (whatever the local laws require as far as handrails, etc.). In addition, you can require the ramp be removed upon termination of the lease.

where can I buy a wheelchair ramp in Miami?
I need it for a small step in my front door. not too big 3 inches tall
If a medical supply company does not have them, you may need a carpenter to custom make one. It should not be expensive to have one made. Buying one will probably cost a lot more.
Good, good, but you made some mistakes. Here is what I have fixed. I added details, also.
The Crash
"Maye! I think she isn't breathing! Help!" cried Zinnia, who was kneeling beside her friend. Maye ran over to Zinnia. "We need help! Nurse! Hurry!" they both called. People brought Emily in the ambulance.
One nurse slit Emily's throat and put a tube through the blood coming out. Another nurse hooked it up to the breather. She was showing signs of life.
Maye had trouble falling asleep. 'Will she be okay?' the words buzzed through her head. Eventually, however, her eyes closed and her breathing became soft and steady. It shortly ended, though – a terrible nightmare had awakened her. It was about Emily.
"Maye! Maye! She's dead!" cried Zinnia with giant tear rolling down her bloody face. The ambulance tried to revive Emily, but she was gone. They took Zinnia out of the car. "I can't feel my legs! My legs! What's wrong with my legs!" she cried as they took her on the ambulance. Maye was silent and still – she was in the back seat. She was in shock.
She took out a pink notebook of hers and wrote it down. She sighed and didn't go back to sleep.
